I've read two (pretty old/outdated) books on mortgage banking that gave me a good grasp of the operational side of that business (beyond just CDO waterfalls/prepayment modeling, which you can find online) Lederman's Handbook of Mortgage Banking and Dennis & Robertson's Residential Mortgage Lending.
Fabozzi has a MBS handbook that I HAVEN'T READ. It's probably decent.
I read Bartlet's Valuation of Mortgage Backed Securities. It's thick, and tbh I didn't really learn anything from it that I hadn't learned from Stigum. It might be useful if you're only looking for the specialized stuff, and not the 2k page tome that is Stigum's Money Market.
