Eradicating fleas in a home is so dead easy and you can be the hero to this lady. I have a house rabbit, 5 cats, and I foster little street urchins for a local rescue. I have not had fleas on my animals or in my carpets in 20 years.

The cure is, of course, Advantage for the cats, since her pets are indoor/outdoor. Best price for that is on Amazon and best dosing instructions [are written in the comments]

And for the house, sprinkle boric acid in the carpets and furniture. It kills the fleas and the eggs and works until it gets wet. Don't vacuum right away, let it get deep in the fibers where the eggs are. The vet told us to apply it with a flour sifter and a shoe to beat it into the carpets, and that's exactly how I used to do it but that was back before they invented all the wonderful topical pet treatments. Nowdays, I get kittens that are hopping with fleas when they get here and we pop 'em a capstar and that's all we have to do. We don't even have to use Advantage on our cats, just the momma cats and just on the kittens before they go to the shelter for their surgery and to be put on display with other kittens for adoption. No fleas, not in 2 decades. Anything the meds missed drop off and are desiccated by the boric acid. People with outdoor pets should expect to sprinkle boric acid more often to their carpet and furniture.

We used to be able to buy boric acid at Home Depot but now they mix it with pesticides so I don't buy that. I bought some on Amazon a few years ago, simply don't need to use it very often because my pets are all indoor. I've heard some people use 20 Mule Team Borax, but that's a soap mixed with boric acid and although it works, what happens when your carpet gets wet? Endless suds? I just get the exact stuff I want on Amazon and be done with it.

I have a Schlage BE469 and have it hooked up to the house Wifi via a Wink Hub 2 - super easy to set up, and administer it remotely with Wink's phone app (provision new codes, delete old codes, etc.). I have "permanent" codes for myself, my cleaner, etc. It also has an activity log so I know when guests arrive and depart (or any other time they lock/unlock the door). I also know how long my cleaner spent at the property.

I like the Schlage lock over the August because of the built-in keypad.

I installed the Schlage Connect for Zwave and control it using a cheap Wink 1 hub.

It's been fantastic. Easy to add and remove codes remotely (like /u/r_salis, we do a 4-digit code matching the last 4 digits of the guest's phone number so they remember it easily). You can see all activity down to the minute, including when guests or the cleaner have entered with their code or have manually locked or unlocked. And you can remotely lock or unlock it from the phone.

It's intuitive for customers to use, and the backlight comes on when guests start pressing their code. The only unintuitive thing is that they have to press the "Schlage" logo to lock it from the outside after closing the door, but we include that in the instructions and always take a quick look at the app after guests leave in case we need to lock it remotely.

Very happy with this lock.

-Smoke cleaning fee

-Hardwired smoke alarms (Nest is pretty sensitive to smoke, more so than the standard smoke detectors anyway). If they unplug to cover in a towel or whatever, you will get alerted (on your phone) as soon as the incoming power isn't detected. You can use the history function as evidence when you request the smoke cleaning fee.

-Install extractor fan in the room. One that you might install in a bathroom so it doesn't look too ugly.

-Air purifier, I use this in my own bedroom and I f*n love it. I can barely tell that it is on most of the time it's so quiet on low/auto mode. If I rip my bong in my room, the air purifier sensor detects it within seconds and kicks up to high for a minute or so and the smell is completely gone after. Once the sensor is clean it goes back down to ultra quiet low mode.

Prices for sofa beds are all over the map, from less than $200 to the Natuzzi. I do not like the ones where either the mattress is really a bunch of little pillows stuck together (like this: https://www.amazon.com/Rivet-Elliot-Easy-Pull-Modern-Sofa/dp/B071LTB14G) or any system where you can't pre-make the sheets on the bed (I'm looking at you, Ikea).

For comfort, you want a queen sized mattress that is one piece and decent quality. After that, ease of setup counts a bit.

I let out a self-contained floor of my house so guests have a private bathroom and kitchen with nice, soft, Lake District water. I've had guests from India who bought massive 5 litre bottles from the supermarket, but in general folk are happy just getting their own from the tap. Why would you think that would invite complaints, if you ensured it was thoroughly cleaned between users? You could even put a re-writable sticker on with "filter last changed xxx date" if you wanted people to feel more secure.

I’d recommend getting a front door combination lock from Amazon (in addition to a camera). They’re around $50. That’s what I do and change the combination after every guest, and I don’t have to provide them with a key that they could potentially go out and make a copy of,

This doesn't look sturdy at all.

The thin slats and the hollow steel frame won't survive long, especially with heavier people. Also, while the slats are interchangeable, the frame can't be repaired if it bends.

The reviews are not very flattering either, mostly from people complaining that you can't have sex on it or it breaks.

Edit: The same brand has the Zinus 14 Inch Elite SmartBase Mattress Foundation, for Big & Tall, Extra Strong Support, Platform Bed Frame which looks to be pretty durable. Have to buy a mattress separately though.

Yes! We ended up buying black towels like this on Amazon that are emblazoned "MAKEUP," and added it to our little "house guide." (There are a ton of similar options on AZ with different fonts, etc.).
