Remote keypad is the way to go (and will probably become the standard soon). Most guests are not here to chitchat with owners, but it is always a nice welcome to have. If you want to be there to welcome them, that’s great. But I recommend giving people the flexibility to check in whenever they like. I use this lockstate keypad off amazon.
Then you install an app called “remotelock”. Advantages of this setup are:
It has worked like a charm so far. Battery life is around 3-4 months, so gotta keep up with that. Otherwise, I’m very happy with the keypad. I have a few guests (<10%) who run into problems with it, but usually the older ones who don’t know how keypads work or something (aka pressing slowly and firmly and waiting for a click). None of my younger guests have ever had a single issue, just in and out.
Dog hair.. my area of expertise, lol.
Giving your dog a bath once a week (or biweekly) will do wonders on shedding. I can’t empathize that enough. I dunno what your situation is in terms of where you can wash him, but I wash my dog in the tub with a long detachable hand held sprayer. This is an example of one, but I’d recommend finding one that is longer for washing the dog. Or maybe one that attaches to the tub facet if you can. That one I bought for my standup shower for cleaning the shower between guests, but too short to wash the dog. I bought a much more expensive one for my master bath where I do wash the dog but also serves as a nice attachment for myself.
As for hair removal, get a good bath brush to use while you give him a bath. This has been a huge game changer for me when giving him a bath. It makes the shampoo work more effectively and removes hair like a champ. Probably can find a similar one at a pet store.
Running that Roomba regularly is also key. If you have hardwood floors, any hair on the floor will be vacuumed up before it spreads to clothing/shoes or is kicked up in the air. Make sure you clean out the filter and the brushes every 2-3 runs. I have extra filters as replacements and clean the filter under the sink water and let it dry after I switch it out. You can buy Roomba replacement brushes/filters on amazon also for cheap.
Another deshedding tool is the Furminator, but only use it after a bath when your dog fur is clean and dry. Using it otherwise will pull and snag and be uncomfortable for him/her. They are expensive and I’d hold off on getting one of them before buying stuff for bathing.
In the winter, my dog doesn’t shed very much so if you live in a climate with colder weather in the winter, it won’t be as much of an issue generally for most breeds.
Edit: i never used to give my dog regular baths because using the hose outside caused for very difficult baths. Tobie hates the cold water and it was impossible to keep him still like I can in the tub. You might also be able to find a self dog wash in town. One of my car wash places has a dog wash station.
I like good coffee. I love a good drip machine and even like Nespresso machines. I hate Keurig and kcups.
I recently stayed two places with opposite type machines. The first had a very high end coffee pot . They left a small sample bag of local coffee and a nice selections of sweeteners. Problem is, their high end machine was a bit stinky because, likely, the previous few guests weren’t sure how to use it and didn’t... and the water in it had run almost dry. There was condensation inside the tank and a mildew-like smell. I told the host about it just so they’d know, but also gave it a good cleaning before using it. It was okay. It really probably needed a good descaling. A high end machine that isn’t easy to use isn’t a good idea.
The second place had a very very cheap $20 machine that produced such surprisingly good results I was shocked. It was incredibly easy to use as well. The host didn’t leave coffee so I bought some and had good coffee a few nights.
I’d probably go for a small pot (3-5 cup) or single serve non-pod-based machine if it were me as a host. I’d leave small jars or sample size bags of coffee, and limited sweeteners. Go for simplicity.
I agree duvet and hypoallergenic comforter. I love these duvets and they come with matching pillow cases. High end look and feel for great price.
For sheets I really like these . I have two sets of sheets and duvet that I rotate for same day turnovers. Have gotten many compliments on comfy bed.
I do sheets, light blanket, duvet-covered comforter, two soft pillows, two memory foam fill pillows, and a cute throw pillow, with towels rolled and placed at the end of the bed for hotel effect. All white so when I’m washing everything together if there’s a stain I can throw in a little fabric-safe bleach.
Dude...so? EVERYONE should have some way to thoroughly clean their house.

I stopped using Resolve on my carpets a few years ago because they changed the formula and I suddenly had bleached out white stains on my carpet and upholstery. Now I have a brush and squirt bottle of ammonia, water, and a drop of Dawn. It cleans everything. It's the same cleaner I use in both my carpet cleaning machines. Yes, I have both Bissel cleaners and they rock.
Why do I use ammonia instead of vinegar? Because you will continue to smell the vinegar for months and months and months every time you put your face near the spot you cleaned. Lay down on your couch? It stinks. Both vinegar and ammonia are grease cutters and I use a vinegar mix in my kitchen, no problem, but on furniture and carpets, I use ammonia.
Also, having fostered hundreds of bottle baby kittens, nursing mommas, and having 5 cats of my own and a house rabbit, that whole thing about cats peeing on carpet you sprayed with ammonia because it smells like cat pee? Wive's tale. It has never ever once happened. Ammonia DOES clean the stench of cat pee out of carpets and furniture though.
Want to freshen up your furniture between guests? Make a spray of fabric softener and water and spritz the couch. Smells great, doesn't hurt the furniture.
If your floor is tile, please buy a mop (yeah, I use ammonia there too). Caramel popcorn is easy to clean. Come back when your guest spills sunscreen all over the floor.

This Duvet cover does not wrinkle at all. It's soft microfiber. Doesn't pill. Pretty lightweight. My one complaint is that the zipper pull came off after about a year of use. I put it back on and reinforced the edge with a couple stitches. If I were to buy it again I'd put the stitches in immediately to save the frustration. I buy my sheets at Costco but not seeing them on the website to link, sorry. If you have a duvet on the bed nobody will ever notice if the sheets were ironed or not if you avoid super wrinkly fabrics. Yes for white in the pictures, but a little color doesn't hurt. I leave out two tones of towels (white + pink/blue/green) so guests know whose towel is whose, and I noticed that most people will pick the colored one over the white (I can tell if only one person in the group showers, or if I have a single guest staying). That suggests to me that people for the most part aren't as obsessed with white everything as we've been led to believe.
These thieving guests are really rare, so I wouldn't worry about it for your first guests.
What I've found is guests are even more likely to take the small items with them. It ends up being a lot of waste, too, because you'll have tons of partially used bottles.
The best solution I've found is to put things into dispensers. Someone might take a full shampoo bottle, but they aren't going to pull a dispenser off the wall. About a year ago I thought it would be cool to offer a luxury travel set to my guest for a more hotel/upscale feel. I include a set of lord and mayfair shampoo, lotion, conditioner and body and face soap. Its a plus to offer to your guest and makes your listing look more pro:

I looked online for a hotel supplier, purchased 144 of each for $175. Therefore I'm spending $1.25 for each reservation/guest? I set out 2 sets when they are longer stays. Estimate I had 100 guest since then. In 2 weeks its going to be a year since I purchased these and I havent counted them but I probably have about half of them left or a little more left.
The simple fact is that 50% of guest dont even touch them because they have their own, they also don't take em home like souvenirs like hotel guest do me included. I guest they respect the fact that its your house, etc. Its a waste because I constantly throw away half empty bottles. and bars of soaps used once.

They have two types, lever (latch) and deadbolt. The deadbolt can be set to relock itself, but they need to touch a key when leaving to lock the door. The latch lock is automatic.
They also have ones where the keypad hides, but then you need to explain to people to click on the check or put their palm to activate the keypad.
It does eat batteries. But being able to program helps.

We used to snag extras while staying in hotels or buy bars at Dollar Tree 3/$1 but recently moved to this guy which is also available at Bed Bath Beyond. I use Suave products to fill it, and provide a basket of a dozen washcloths. We don't use washcloths either. :)

Can't recommend this enough. Connect it to any home automation hub and you can remotely change the codes. Get notices when accessed and by who. Program codes to only be active at certain times. Good for housecleaner access. Can let someone in remotely.

In terms of fixing this current situation the best you can do is to talk to the host and the other guests. There's nothing foolproof though. If you can afford it then it may be worth cutting your losses and staying elsewhere (sunk cost fallacy) but I understand that for a lot of folks that's just financially not possible.

I bought it last year after reading some good reviews, and the big shops like Yale didn't have one that had wifi and a mechanical key too (I don't trust a purely electronic deadbolt). I also liked the idea of AirBnB integration--it would auto setup accounts and keep the lock in sync with AirBnB, but I ended up not using it because I wanted to set the code to be the last 4.

Keep one in EVERY bathroom. I have 4 bathrooms in my home and 3 was not enough for a particular medium term AirBnB renter. He left "gifts" for other renters and accused me of having plumbing problems. I was not sad to see him leave!

Yes depending on a cell phone can be the wrong way to go. But the pin code one seems really good. . It allows me to generate a 4 digit code so I can email it to my guests.
