My soil is equal parts coconut coir, vermiculite (or sand, or my sandy native soil), and compost.
I buy this, it expands to about 2 cubic feet, so depending on how deep your beds are, you might need more than 2 (if they're 6 inches you'll need 9 cubic feet total, so 3 cubic feet of this). Get a bale, put it in a wheelbarrow with 5 gallons of water, and stand back.
Vermiculite is difficult to find, I found a place that has 2 cubic feet for $20. It's bulky, so it is expensive to ship. Since I have been making so much soil, I just bought a ton of sand instead.
For compost, I make my own, but when I am buying it, I buy a combination of mushroom compost, cow manure compost and maybe throw in some chicken compost on top of it. If I just need one bag, I get the cow manure. I like that stuff.
Coco coir is best for worms, but coir is actually a sustainable substitute for sphagnum peat moss used in gardening. Peat moss would be a good substitute, but Amazon has a $15 brick of coir that should last you a year. Linky.
