1% or less than is from the Case-Shiller real estate index of all real estate in the US. Shiller later went on to publish a book about how absolutely ridiculous real estate valuations have become.

You might check out Prof. Robert Shiller's Irrational Exuberance. He wrote the first version before the dotcom bubble burst, predicting the bust fairly accurately. But it focuses on the finance/economics, not the technology.
