I don't have the book title but I vaguely remember one I got from the library that had a lot of similar stories, and some of them look like they're read aloud on this album. Are some of them kind of funny? Does the book have a blue cover with some kind of phantom on the front of it?
Passing Strange is similar but it would be too new, and most of the stories in Passing Strange are true. I'd recommend it if you're into ghost stories or unexplained encounters.

Joe Citro has a good account of the history, if anyone's interested. The original account's in Passing Strange, but it's updated in Cursed New England. He collects some local people's stories, and tells of how he went there - along with, of course, some of the more fanciful stories surrounding the towns... demise.
