For all of that through TrueGreen or A+ it's going to be very pricey...worked at both slave labor businesses years ago lol

Since it takes you 10-15 mins to mow, i would highly suggest this route...

Buy a spreader like THIS....not this specific one though lol...

I know this sounds like a lot, but once you get everything bought, set up, and ready to go....it will only add an extra 20-25 mins of yards work per month.

Fertilize once a month...spray weeds every 14 days or what's recommended in directions...and seed in the Fall or early Spring until bare spots fill in. And don't spray weed killer on new grass seed!!

I don't have rock landscaping but I don't understand what the problem is there. Won't that all break down pretty quick as spring progresses?

I agree with the other redditor, try to get some nice edges on your driveway, and maybe your rock landscaping, that makes things look nice. Power wash or use a regular hose and like a dock brush to scrub the dirt off the driveway then get some plastic edging and put that in to keep the dirt off. That will make it looks nice. Use the same plastic edging around your rocks to keep them in place too.

Other things you want to do with your lawn is mow regularly, which it sounds like you're doing. Put down some fertilizer, if you can find milorganite or something organic you can use that without worrying about overdoing it and killing the grass, otherwise just get some basic 10-10-10 fertilizer and follow the instructions for how much to use. Use a broadcast spreader, a small hand held one is cheap, a larger push one is easier on a large space. The fertilizer bag will tell you how much to use for how much square footage, and what setting to put your spreader on. You can also get a weed and feed product if you would prefer. Scotts makes one for each season. You want to fertilize in the spring and the fall at least.

You can also search online for help. I found The Lawn Care Nut to be very helpful and accessible. He does really get deep into things if that's your style, but he also has some beginner guides that are pretty helpful.

I've never lived in a HOA so I'll let others who know advice on that but good luck and don't let the bastards get you down.

Your grass actually looks pretty good. Here's what I would do if I were you.1. Invest in a broadcast spreader. Get one with a big container (Scotts Turf Builder Pro EdgeGuard Deluxe Broadcast Spreader https://www.amazon.com/dp/B001H1EQO2/ref=cm_sw_r_cp_apa_gNE2BbNY4ZMF7)
2. Get a mulching mower. Honda's are the best imo. Set the mowing deck as high as you can. Mow early, mow often. Leave the clippings on the lawn.
3. Use Milorganite on the holidays (memorial day, 4th of July, labor day, Halloween).
4. Aerate in the fall.
5. Early in the spring, use a pre emergient herbacide to kill any weed seeds.

If you follow the above schedule, you will likely have the best lawn on the block.
