If you only do what average people do, your results will only be average. In which case, stick to index funds, because there at least you don't have to deal with tenants to get your average ROI.

Else...

  • One guy I work with is up at 6 am each day, looking at what new things hit the market. Writes offers sight-unseen, with an inspection contingency in place, by noon. He buys one or two a year, but he's checking things out 365 days a year, waiting to pounce.

  • Appreciation v cashflow dial. You can turn it one way for cashflow today, the other way for appreciation tomorrow (placing a bet on the local economy). Or you can be smarter than the dial, and know something no one else knows.

  • Go /r/outside. Eyeballs version 1.0. Drive/knock/mail/call. Hustle. Grats, you're in sales now, go sell someone on why they should sell you their triplex even though they didn't even realize it was for sale & at or close to the price that you want to pay. Own that fact and stop thinking it's a bad word. I feel that a lot of REI had sales backgrounds at some point, and don't realize this helps them immensely. Book for ya if you haven't sold anything since you were in the scouts as a kid.

  • Related to above about going outside: hidden / inaccurate MLS data, that you will only see by going there in person. The large SFR that's priced like an SFR, but you can close & lock a single door, throw a kitchenette in, and poof it's an duplex. Typically older homes, victorians in my area. I can't speak to the legality of this WRT your local building codes and ordinances and tenant rights and all that.
