Renter here as well... I was fortunate to get a great deal on a Greenworks mower that came with two batteries. I recently grabbed this guy for ~$50 bucks and have loved it.
There are some negative reviews about the head not feeding line but I haven't ran into that yet. The wheel on the bottom makes edging easy. Since I'm renting I wasn't looking to spend as much on a mower/trimmer/edger setup. If you're able to find a battery to compliment the trimmer that might be the way to go. Greenworks also has corded versions but I haven't tried them. I've had luck tracking down Greenworks utilities on Offerup as well if you can't find any on Craigslist.
I'd like to take this opportunity to recommend Tanaka for lawn care products. Even their cheapy models, like this $189 weed eater comes with a 7 year consumer warranty. You can't beat that.
I have a Hitachi Straight Shaft Gas Trimmer that I really like. (Have the blower too). Depends how big your yard is, mine is only like .25 acre but it's perfect for the weeds I get.
Brushhog. Husqvarna has one with the dual handle settup on amazon. Got it last year and it's helped to clear allot of the overgrown understory in my woods. Comes with a grass blade and the string head. Get the aftermarket saw blade one I took out 4-5" trees with it. Edit: Whoops looks like they aren't carrying it anymore Husqvarna 223R 17-Inch 25cc 2-Stroke Gas Powered Straight Shaft Brushcutter https://www.amazon.com/dp/B004QHGCTQ/ref=cm_sw_r_cp_apa_Ur4NAbYSPMCSC
I always carry my weed whacker in my truck along with my gear. It has a lithium battery and can clear a nice chuck to hunt on.
Specifically, this one
I've been using this for about a year now, works great

This is the tool on amazon for $135 without the accessories.
Echo and Stihl make an electric now as well. The weight for some of these string trimmers is absurd though, up to 30lbs. I would stick with a commercial name brand that you can get warranty work done locally if needed.
Stihl has a 10lb

Get a brush cutter attachment for a weed trimmer - I learned the hard way by spending probably 20 hours with a machete.

Amazon appears to ship them...
This core trimmer. It has an 18v battery. Has torque equal to a gas trimmer. The battery lasts as long as a tank of fuel in a gas trimmer. It has a lifetime warranty.

Dewalt 20v trimmer. I also have the 20v blower, the batteries are interchangeable and last a descent amount of time.
These are not great, but not awful. Could save some sanity.

Did you pay $450 for the Makita one? https://www.amazon.com/dp/B07X6BQPWV/?language=en_US
They're easy to kill - you just need to trim a couple times in a season (once to clear, once 6-8 weeks later to kill all the new growth.)
Use:
I cleared a quarter acre last fall and while there's a couple stragglers for the most part they're now dead.
I do the same thing. I’ll spray grass killer the week before just so it dries out a bit. Easier to cut.
The first greenworks I bought was the dual battery mower.
Greenworks 20-Inch 40V Twin Force Cordless Lawn Mower,
https://www.amazon.com/dp/B00GX9WNP2/ref=cm_sw_r_cp_api_i_3CIXCbQW3S13Z
It came with two batteries...both 40 volt. One is 4AH and the other is 2AH
The only time I run them down is when my lawn is really long. But usually I can mow, edge and blow all without charging.

wait you are a professional groundskeeper and you are asking us advice?
First you need to get a business license .. depending on where you live it will be the city or county. where i live if i work in the county but go into town limits i need a town business license too. There are no checks except the one you write.. probably about $50-75

Next you go to a third party insurance agency and tell them you are doing lawncare and they will sell you 300k of liability insurance.. about $400 a year .. you are going to eventually weed wack or run over or do something to something and you need the insurance.. don't start your business without one you are not 14 years old .. and for small things you do it out of pocket.. hit their screened in veranda with your weed wacker .. you replace the screen.. put a pebble through their sliding glass door .. or hit their AC outside unit .. could be a couple thousand or a couple hundred who knows but you are going to need insurance.

Lawnmower, weedwacker, blower, chainsaw, bush trimmer .. you buy the cheapest ones you can find for your first set.. when you make enough you replace them but you keep your cheapass ones for backups.. you can't be without any of those basic tools.

Look for factory reconditioned .. poulan pro people blah about them but husqvarna makes poulan pro.. the only difference is that poulan pro tools are normally heavier but they are dam good tools for the price i have a green blower and green chainsaw as my secondary tools and they don't let me down if i get the choke right when i start them.. thats the only problem i have with them the chokes kinda blow then they can flood and you got to wait a bit.
Ebay AmazonWarehouse HomeDepot all sell recon versions but i think HD you have to order online and pickup .. or maybe special order desk can order.. you still get a warranty but you pay 30% off or more and basically get a new tool.

Mower you have to size for the property you are cutting and your ability to push it.. I have a small 30" rider mower and that normally lets me cut a small yard.. its a retirement community so the lots should be small .. corners i do have to do a lot of wacking i wouldn't with a push mower but in 3rd gear i can get the yard done in 20% of the time pushing would take.. i like craftsman rear engine riders they seem to be balanced right for my work. they are hard to find use but $500 on craigslist with a bagger isn't out of the ordinary vs $2500 for a zero turn generic pos that isn't really a commercial version mower... its not a big choice to make for me $500 and change the belts and you got a mower that will last a few years. Ive had mine about 7 years.

advertise by word of mouth .. if you are in a hoa community understand the rules before you go knocking on doors.. magnetic sign on your truck and a pay as you go cell phone for work not your home or they will know where you live.

Don't underprice yourself but give deals..
Straight Shaft Trimmer $120.. If it was AmazonWarehouse probably $90
