You're going out of town. She's going to have a party. You might as well agree to it, so you have at least some control over it. If you refuse, and she does it anyway, it's going to be a much larger problem.

So what you do is spend a little time going over the public areas with her. Talk about what rooms and places are acceptable for guests and what ones are not. You also may want to get something like this for your bedroom door, to make sure no one goes in.

But the main reason to go over all of the public areas with her is so you can both take photos and take note of any pre-existing damage to your things, or your home. Ask her to point out anything just like if she was renting a car or completing a lease agreement for a new apartment.

Once you've agreed on where the party can take place, and the condition of the things in those areas, then you need to explain to her that any damage to your belongings will be her personal responsibility to replace. Tell her that even something so small as a scratch on the remote control will mean she has to replace your TV.

Then explain that any damage to your home or property will be professionally repaired or restored at her expense. This doesn't mean she can put you off by saying "Oh Jim-Bob broke the door handle, but he's going to replace it." It doesn't mean that she can give you 10 gallons of paint and call it even for a scratched wall, unless you agree to accept a substitution for professional repairs after assessing the damage yourself.

It doesn't matter who caused the damage, or what repayment options she's going to make with her guests if they break something. That's her problem. Instead, she will pay you back immediately, to your satisifaction. Then she can do whatever she wants about it with the person who did it.

But ultimately, it's on her. If she doesn't trust her friends to be respectful of her home, she shouldn't invite them to her party. But as long as she's willing to accept the responsibility there's no reason she shouldn't be allowed to have a party. Even if she doesn't own the place, she still pays rent and (for now) she still gets to call it home.

What's the purpose of the lock? (I know the purpose) but does the door itself not have a lock or are you trying to keep people out who have keys like RAs?

Look at this. By looking at the design, it should work on the exterior of an outside swinging door.
