This is all true, but the one point you need to be aware of is that if your dog is disruptive in any way, you can still be asked to leave, so it is a good idea to pursue professional training for the dog (AKC Good Citizen, etc). Also, while you should never be required to pay a pet deposit or pet fee (as service animals are not pets), you are still responsible for any damages caused by your dog.
Also, as a fellow disabled vet I recommend you not only vest your pit, but carry your VA identification at all times. When I am questioned about my service dog, I happily produce my VA ID (which proves that I am disabled without disclosing my disability) along with a service dog ID card with my dog's photo and a brief legal explanation of the ADA (which you can buy on Amazon). I also carry a copy of her AKC registration, and she is listed on the free US Service Dog Registry.
Please, PLEASE, PLEASE train him well, get him as much exposure and desensitization at possible, and do NOT try to bring him into situations where you or your dog will cause a disruption. Be sure to get him neutered as soon as it is safe to do so, as that will help his attitude (and service animals are NOT breeding stock). Best of luck to you though, and I hope he serves you well!

We got a 36 inch crate and it's plenty big for our boy (he's around 30 pounds).
Puppia harness is a great starter harness, it's soft and doesn't have a bunch of metal jingling pieces which our puppy HATED on his harness our breeder gave us.
Kibble, check out dog food advisor for reviews and ratings of foods content, we were using grain free salmon and sweet potato from chicken soup for the soul, it's decently priced and well rated I can't find it anywhere atm so we're switching him back to their normal kibble.
Salmon Oil is a lifesaver in the winter, our pup gets terribly dry skin and extremely itchy without it.
Start out with a puppy kong, they sell kong fillers that are cheese and peanut butter flavored, our puppy was pretty picky at first and only ate the cheese one, didn't like frozen kongs either.
I'd start with a Basic Collar here's a Dog Tag Silencer and a Break-away collar for outdoors or dog park. A dog was choked unconscious at our park so I typically just keep our guys ID tags on his harness and don't use a collar, but if you do I definitely recommend a break-away if you are primarily using a harness with it.

Pet Tag Silencer
It seems like something trivial, but my dogs are very energetic and love to wrestle and run around the house. Sometimes at all hours of the night. We used to take collars off at night, but with the addition of a dog door (which is on my list of best purchases ever as well) we don't like to take the risk that they may get out of the yard somehow. They're microchipped, but the tags we got with our phone number on it would probably make it even easier, should the unforeseen occur.
Just remember that it could be someone else's cat and they could be searching for it desperately. Put up "Found Cat" flyers in the area, and have the cat scanned for a microchip. Call the shelter in your area and ask if anyone is missing a black cat (owners will often call the shelters looking for their pet).
I know it's exciting to find a friendly cat and it feels great to "save" a stray, but it could be someone's beloved pet.

You can write a message on a little scrap of paper and put it inside. You could write something like, "Hi, I found this cat, are you its owner? Call me at xxx or leave a message in the tube if so" and let the cat outside.
It looks well-fed and clean and well cared-for, so chances are it's someone's pet as opposed to a long-term stray or feral.
I like these slide on metal tags. They fit a basic belt buckle collar, but you can get them onto quick release buckle collar if you're willing to take it apart and sew it back together. This is the collar on my dog right now along with this id tag. No sewing necessary. I'm pretty happy with it, but I also am a fan of the fun patterns that Blueberry Pet offers.

You can dynamically update the information on these tags from your phone and update them in case you have to evacuate and are stuck anywhere, or maybe you need to put a different number on your pet's tag.
You can add medical information, and ANYTHING to it to make sure that your friend is reconnected with their family, or cared for in the meantime.
You get a rough GPS location as well when someone scans it with their GPS enabled.

FWIW, I really do recommend you keep your collar on your dog, it really is better for their safety, and the noisy tag thing is easily addressed. It only takes a moment of carelessness to leave the door open and they can get out. Microchips are a good backup, but the easiest way to be sure you get your pet back is to make sure they have their tags on.

Not sure what to tell you about the "demand" to never leave the cat home alone, in YOUR home, except that demand is against Federal Law. It is clearly stated in the PDF what is acceptable for condo management to ask- for both service animals AND assistance animal, your emotional support cat.

I wouldn't get carried away with LEDs. By themselves, they're cheap and easy to find. I'd be afraid including them would drive the price up unnecessarily. You could offer them separately for those who desire something that goes with the harness specifically. I only use mine at certain times (warm nights), so we don't get constant use of it. Just don't embed them into the harness because those get annoying to deal with and are usually annoyingly bright and bulky (I've tried out the leashes). Those reflective strips would probably be enough for a lot of people.

When he wants to play or mindlessly chew, mine will pull like 10 toys out and alternate when throwing them around...however, he will chew on other random things when he's bored and we're not looking- stuff like tissues, paper, pencils, etc. They don't stop chewing until they've destroyed the thing completely. Busy Bones are a great doggie sitter!
They get very attached to a small number of humans and will generally avoid everyone else. Mine sits near me or under my feet all day and follows me when I leave the room. He whines when my MIL leaves the house and stares intently at the door when he thinks she'll be back (he's always wrong).
They are quiet most of the time but will talk your ear off when they want to. They have an entire dialect of noises that mean different things. Mine tells me that the teapot is ready, expresses his extreme displeasure when the printer is going, and tells me when he needs to go outside. He shrieks when we run the shredder.
Make sure there's a bunch of good grass for them to munch. They go through 'goat' phases.

Our dog is chipped and also wears a collar 24/7 except when I groom him. He used to be a runner and I'm still paranoid. We live on a ravine, he likes to explore. We are fenced but I worry if there was a loose board or something.

The only time I had to replace it was when he got a little too friendly with a skunk. Here's another pouch type from Thundershirt. It's clear which might be better, if he was found we'd be easier to find.

Yep, you have several options here. There are people that embroider your dog's information right onto the collar (Etsy would be a good place to check out for this), or you can get a small metal plate that attaches flat to the collar with rivets, or you can get a slider tag like this. Since your dog is still a puppy, the slider tag may be a good option because you can transfer it to a new collar if he outgrows his current collar.

I just don't think you can win this battle; best thing you can do is mute the noise the tags make. Neutering may help a lot more than anything else.

To be fair, this is not always the case. My dogs are licensed with the city, however, I've stopped leaving their license tags on their collars because one or the other always manages to lose it at the park. After losing it a handful of times and having to replace them ($5 ea iirc) I just keep them on my keychain. That said, my guys are microchipped and I'd be fine with someone calling 311 if they managed to get out.
Looking at ordering something like this and adding license info to it in the hopes it won't be lost as easily.

I’ve gotten these ones from Amazon twice now. Once for her skinny puppy collar, and once for her adult sized collar. They aren’t the most beautiful, but they are functional!
I got one for my dog (and a new collar) back in January. Now she is stealthy like a ninja.
You could try a tag that lays flat on the band of the collar, like this one. My pup managed to lose three regular tags before I switched to this kind. It has an added bonus of not jingling!
We use this for tag silencing. It's a little pouch that wraps around all of the tags and keeps them in contact. It's even quieter than the rubber silencers, plus you don't have to worry about buying a variety of silencers when each tag might be a different shape.
